When you are connecting to any Council Services or doing anything in the ground ie installing foundations or drainage you will need a Building Consent.

With any outbuilding small or large you should contact your local council before making a final purchase to check appropriate permissions are considered.

We have many smaller home designs which should be appropriate without needing planning permissions, however this is often very area, size, and location dependent, so we would always recommend speaking with your local planning office to double check what you can and cannot do.

A flat, level and sturdy base is required for your new smaller home. We offer non-concrete alternatives  such as surefoot and screw pile system. Contact us for more information

Our homes are delivered in weatherproof packages so that they will not be damaged by the weather during the shipping or if your home stays packaged for several weeks outside before the installation.

Delivery of Papakāinga homes is curb-side delivery. All homes are delivered on Hiab or crane based on site access.

We will always call to confirm and agree a delivery date prior to making delivery. The trucks are large vehicles and any tight access restrictions should be discussed before ordering. If you have any potential access restrictions, or special delivery requests, please contact us.

Our homes can be purchased on a self-build-assembly basis, so this certainly can be achieved if you're a competent DIY customer. 

Before taking on a Papakāinga build project, we would recommend having access to a licensed master builder for guidance and advice. 

Self-building a Papakāinga home isn't for everyone and can sometimes be an overwhelming project, so it's important to ensure you have checked all details before taking this on. We have excellent build teams should you want us to take care of the build, you may also want to consider getting in touch with a local carpenter or handyman who could also confidently take on your Papakāinga home build. 

We offer an assembly service should you want our professional team to take care of the build. Our cabin prices do not include installation and you will see prices listed on each product page as an optional extra.

The installation service applies to the assembly of the log cabin and roofing cover. If you opt for additional extras supplied by us such as insulation, gutter, roofing this will all be fitted within the standard installation price. The installation service does not include accessories such as painting, coating, bases, electrics, plumbing's etc.

All Papakāinga homes come with walls, floor and ceiling lnsulation as standard. 

All of our Papakāinga homes have full electrical services installed to NZ compliance standards.

Maintenance of your Papakāinga home assures a longer lifespan, which will lead to many more years to enjoy the practicality, comfort and charm of your home.

Whether our build team builds your Papakāinga home, or you have completed the build yourself, to get the best out of your new home in the long run there will be some work to do seasonally.
